KleanSG’s part-time or ad hoc office cleaning is $22 per hour before GST. The total depends on the hours booked and any applicable minimum. Regular office-cleaning contracts are quoted separately, after the schedule, manpower, tasks and site requirements are reviewed, so the hourly rate is not a fixed price for every recurring contract. How to book a one-off visit is on our ad hoc office cleaning page.

Customers usually provide cleaning supplies. If KleanSG supplies them, the extra cost should be stated in the quotation. Specialist work needs its own scope and price. For a zone-by-zone task list, use the office cleaning checklist.

What shapes an office cleaning quote

The lowest hourly figure is not always the lowest total. A quote starts with how much work the office needs.

Factor Why it matters
Office size and layout Open areas, private rooms, meeting rooms and partitions take different amounts of time.
Staff and visitors More people means more rubbish, pantry use, toilet use and cleaning.
Cleaning frequency Daily service is planned differently from one or two visits a week. Fewer visits can mean more work per visit.
Hours per visit The task list has to fit realistically into the scheduled time.
Number of cleaners Larger premises or short access windows may need more than one cleaner.
Toilets and pantry These usually need more frequent, detailed work than desk areas.
Preferred timing Before-hours, after-hours, Saturday and restricted access affect scheduling and manpower.
Supplies and equipment The quote should say who supplies machines, tools, chemicals and consumables.
Specialist or periodic work Carpet extraction, high-level cleaning, external glass and deep cleaning are not part of a routine plan by default.
Contract and replacement terms The quote should cover the service period, schedule changes, missed sessions and replacement cleaners.

What the written scope should cover

The quotation should name the rooms, tasks, service window and frequency. Routine office cleaning may cover cleared desk surfaces and shared surfaces, meeting rooms, pantry and toilets, suitable floors, general bins and accessible glass doors.

Carpet cleaning and disinfection are not standard inclusions in KleanSG’s regular office cleaning. High-level, exterior and other specialist tasks are separate requests, and their availability, method and price must be confirmed before they go into a quote. Confidential papers, valuables, locked rooms and access permissions stay the customer’s responsibility.

How visits and hours change the cost

Input What to compare
Visits per week Once or twice weekly, several times a week or every weekday. Compare total visits and tasks.
Hours per visit More rooms, toilets or pantry use can need more hours. Compare total hours, not just the rate.
Cleaner count and timing More cleaners or a tight before/after-hours window changes the staffing plan.
Supplies and equipment Office clients generally provide these. KleanSG can provide them at additional cost if agreed.
Contract type The $22 hourly rate is for part-time or ad hoc cleaning. A regular contract is quoted around its own schedule and scope.

KleanSG generally prefers at least three hours per office-cleaning visit. A two-hour visit may be considered for a very small office when the agreed work realistically fits. These are operating guidelines, not a package. Floor area alone does not set the hours: occupancy, toilets, pantry, meeting rooms, security access and the service window all matter.

Costs to clarify before signing

Ask whether the quoted amount includes:

  • GST
  • cleaning supplies and equipment
  • consumables such as bin liners, tissue or soap
  • any requested increase in manpower
  • after-hours, Saturday or public-holiday work
  • transport, parking or restricted-access requirements
  • periodic deep cleaning
  • carpet or specialist floor work, if available as a separate service
  • external or high-level glass work, only if KleanSG confirms it can supply the method and access
  • extra visits outside the agreed schedule
  • contract changes or early termination
  • missed-session or replacement-cleaner terms

How to compare quotes fairly

Put every proposal through the same questions:

Point Question to ask
Working time How many cleaners, hours per visit and visits per month are included?
Scope Which rooms, surfaces and tasks are included or excluded?
Supplies Who provides tools, machines, chemicals and consumables?
Scheduling Are after-hours, Saturday or access restrictions included?
Replacement What happens if the assigned cleaner is absent?
Supervision Who checks quality and handles feedback?
Contract What is the service period, and how can hours or frequency change?
Additional work How are deep cleaning and specialist tasks priced?
Licensing Does the provider hold a valid Cleaning Business Licence?

For general office cleaning, check that the provider holds a valid NEA Cleaning Business Licence when you sign and throughout the contract. NEA provides a public licence lookup. A licence is a buyer check, not an endorsement. KleanSG’s licence details are on our credentials page.

Details to send for a quote

  • office address or general location
  • approximate floor area
  • number of staff and usual visitors
  • operating hours
  • preferred cleaning days and times
  • expected hours per visit, if known
  • number of workstations, meeting rooms, toilets and pantry areas
  • floor types
  • required task list
  • whether supplies and equipment are available on site
  • building access, security or pass requirements
  • desired start date
  • photos or a floor plan, with confidential documents, screens, staff details and access codes removed
  • any periodic or specialist work to be priced separately

For larger premises or complex schedules, KleanSG may arrange a free site visit before quoting. Smaller offices can be quoted from the requirements, photos and floor plan.

Contracts, changes and replacements

  • Regular office-cleaning plans are generally arranged for one year. Depending on the business and scope, this can be shortened or extended.
  • Hours and frequency can be reviewed when business needs change. The contract should explain how adjustments are handled.
  • If the assigned cleaner is unavailable, KleanSG can usually arrange a replacement. If no replacement is provided for a missed session, the affected hours may be prorated under the contract terms.

How soon cleaning can start

Placement generally takes around two to three weeks, depending on manpower, schedule and scope. Some arrangements start within a few days when suitable manpower is available. If you have a fixed move-in, opening or contract-end date, give it when you enquire.

Common questions

Is hourly or monthly pricing better?

Hourly pricing suits a small or limited arrangement. A monthly quote can be clearer for recurring cleaning because it shows visits, manpower and scope together. Choose the format that makes working time, tasks and exclusions clear.

How often for a small office?

A small, low-traffic office may start with once or twice weekly cleaning. Frequent visitors, shared toilets or heavy pantry use may call for more visits or more hours. Review the plan against actual conditions, not floor size alone.

Can cleaning happen after hours?

Yes. KleanSG can arrange after-hours and Saturday cleaning, subject to the agreed schedule and manpower. Share building-access and security requirements when you ask for a quote.

KleanSG provides commercial office cleaning for corporate offices, SMEs and commercial units across Singapore, quoted against your location, size, staff count, frequency and hours.
