Move-out cleaning checklist for Singapore homes

A room-by-room move-out and end of tenancy cleaning checklist for Singapore homes, from documents and kitchens to the final handover walk-through.

Home · 6 min read · Updated 15 October 2026

Whether you are handing back a rental unit at the end of a tenancy or moving out of an HDB flat or condo you have sold, a good move-out clean starts before the first surface is wiped. Check the tenancy or handover documents, remove belongings, separate cleaning from repairs and disposal, then clean the cleared unit room by room. Finish with a slow inspection and a private photo record before returning the keys.

Handover requirements depend on the property, the agreement and the owner’s or agent’s instructions. Cleaning improves a unit’s condition but cannot guarantee deposit return or remove damage and permanent stains.

Move-out cleaning at a glance

Stage Main work Final check
Before packing ends Confirm handover documents, sort belongings, arrange disposal, identify repairs Are any areas still blocked?
After most items are out Clean from higher reachable areas down to floors Are hidden corners, storage and appliance areas exposed?
Before returning keys Inspect, ventilate, dry wet areas, take private photos Are belongings, rubbish, odour, residue or wet floors left behind?

This is a planning sequence, not a tenancy obligation.

Before you start

  • Read the tenancy agreement or handover instructions.
  • Compare the unit with any inventory list or earlier condition report.
  • Remove personal belongings from cabinets, drawers and wardrobes.
  • Clear the fridge, freezer and pantry.
  • Arrange authorised disposal of unwanted furniture and bulky items.
  • Separate repair issues from cleaning issues.
  • Photograph existing damage or disputed areas for your own record.
  • Confirm key, access-card, lift and loading arrangements.
  • Keep electricity and water on long enough for the final clean, where permitted.
  • Tell the cleaner about fragile surfaces, defects, pets, access limits and priority areas.

Do not leave confidential papers, tenancy documents, mail, medication, valuables or access devices where others will clean.

Cleaning order

  1. Remove remaining rubbish and loose debris.
  2. Dust higher, safely reachable surfaces.
  3. Clean shelves, cabinets and room surfaces.
  4. Clean kitchens and bathrooms with separate tools.
  5. Vacuum or sweep suitable floors.
  6. Mop from the far side towards the exit.
  7. Let wet surfaces dry.
  8. Do the final handover walk-through.

Keep toilet tools away from kitchen and living areas, follow every product label, ventilate, and never combine cleaning products. Our guide to cleaning products you should never mix explains why.

Kitchen

  • Stove top and surrounding counter
  • Backsplash and nearby wall tiles
  • Cooker hood exterior and safely accessible filter area
  • Sink, tap, drain opening and edges
  • Cabinet doors, handles, shelves and drawer interiors
  • Countertop corners and lower kickboards
  • Fridge exterior, and interior if the appliance belongs to the unit and it is agreed
  • Oven or microwave exterior, and any agreed interior cleaning
  • Floor edges and reachable areas beside appliances
  • Rubbish, recycling and food-storage areas

Switch off, unplug and cool appliances first, and keep liquid out of controls, sockets and motors. Permanent burns, worn coatings, rust and damaged silicone may need repair, not cleaning. For a fuller kitchen routine, see the kitchen cleaning checklist.

Bathrooms and toilets

  • Toilet bowl, seat, cover and outer base
  • Sink, tap and vanity
  • Mirror
  • Shower screen or curtain area
  • Wall and floor tiles
  • Grout and edges (full stain removal is not promised)
  • Drain cover, hair and debris
  • Door, handle and frame
  • Shelves, hooks and towel bars
  • Safely reachable ventilation grilles and windows

Report leaks, loose fixtures, cracked grout, mould concerns and damaged sealant separately.

Bedrooms and living areas

  • Floors, corners and edges
  • Skirting boards
  • Reachable window sills and internal tracks
  • Shelves and storage surfaces
  • Wardrobe shelves and drawer interiors
  • Doors, handles and switches
  • Ceiling fans and light fittings, only where safely reachable
  • Wall marks, where the finish allows gentle wiping
  • Air-conditioner remote holders and external vent surfaces, where suitable
  • Areas previously under beds, sofas, rugs or cabinets

Do not move heavy furniture without the right people and equipment. Paint damage, holes, chips, swollen wood and cracked tiles are repair or handover issues.

Cabinets, wardrobes and storage

  • Open every cabinet, drawer and wardrobe once emptied.
  • Remove liners only if the owner or agreement requires it.
  • Vacuum or wipe loose dust and crumbs.
  • Clean handles, shelves and accessible corners.
  • Let damp shelves dry before closing doors.
  • Check for forgotten keys, documents, food, hangers or personal items.
  • Photograph damage or lasting marks rather than hiding them.

If you find pest droppings, active mould, strong odour or damaged material, stop and arrange a separate assessment. For signs of pests, our home pest photo checklist shows what to photograph before you contact residential pest control.

Windows, balcony and service yard

  • Internal window glass, where safe and in scope
  • Window frames, sills and tracks
  • Sliding-door tracks
  • Balcony floor and corners
  • Railings, reachable without leaning over
  • Service-yard floor, ledges and laundry area
  • Washing-machine exterior, if included
  • Drain covers and floor traps, without forcing tools into pipes

Clean only from a stable floor position. Never stand on chairs, boxes or stools, lean outside or attempt high-rise exterior windows.

Appliances and fixtures

Confirm which appliances and fixtures belong to the property and need cleaning:

  • Fridge shelves and seals, after food is removed
  • Oven or microwave interior, only when agreed and safe
  • Hob, hood and appliance exteriors
  • Washing-machine exterior and detergent drawer, if agreed
  • Light switches, door handles and remote holders
  • Fixtures listed in the inventory or condition report

Do not dismantle appliances, open service panels or attempt repairs. Appliance cleaning takes extra time, so confirm it before the cleaning date.

Floors, corners and hidden spots

  • Remove loose dust before wet cleaning.
  • Use the right method for tile, vinyl, laminate, stone or other flooring.
  • Check behind doors and along skirting.
  • Inspect areas where furniture stood.
  • Remove hair and debris from corners.
  • Keep people off wet floors until dry.
  • Report scratches, cracked tiles, lifting edges or water damage separately.

Final handover walk-through

Walk through slowly with the handover documents and check for:

  • personal items in drawers, cabinets or storerooms
  • rubbish, food or expired items
  • sticky kitchen surfaces
  • hair, residue or odour in bathrooms
  • dust in corners and window tracks
  • wet or slippery floors
  • appliances left open, wet or wrongly powered
  • keys, remotes and access cards needed for handover
  • cleaning tools or products left behind
  • damage or repairs that need separate disclosure

Take private photos of the kitchen, bathrooms, floors, storage and any disputed area. Do not share images showing the address, keys or tenancy papers.

Cleaning is not a deposit decision

A cleaner removes dust, residue and ordinary dirt within the agreed scope. Cleaning cannot repair fixtures, repaint walls, replace missing items or decide whether a deposit is returned. If there is a dispute about damage, wear or deductions, keep the cleaning record separate and seek property or legal advice.

When professional help makes sense

DIY can work for a small, lightly used unit. Professional help suits homes where:

  • there are many rooms, cabinets or bathrooms
  • movers have exposed heavy dust and hidden floor areas
  • kitchen grease and bathroom residue need detailed work
  • the handover deadline is tight
  • you need equipment, supplies and a planned scope
  • you would rather focus on packing, movers and paperwork

If the unit has just been renovated, post-renovation cleaning is the better fit. If you are staying put and the home needs a thorough reset, see deep cleaning.

KleanSG provides move-in and move-out cleaning, including end of tenancy cleaning, for HDB flats, condominiums, landed homes, apartments and rental units, and supplies the equipment, supplies and chemicals for the agreed scope. Empty, occupied or partly furnished homes can be discussed. Heavy stain removal, mould removal, chemical washing and high-rise exterior windows are not part of the standard scope; send photos for a separate assessment. For a quote, share the property type, size, rooms and toilets, photos, furnishing state, handover date, access details, priority areas and appliances to be cleaned.
